Phase I Environmental Site Assessment
A Phase I Environmental Site Assessment (ESA) is an assessment used to identify real and potential recognized environmental conditions and evaluate the past and current environmental quality of a subject property.
Clients such as lending institutions, insurance companies, developers, and real estate companies rely on accurate information and recommendations to determine the environmental liability, financial risk, and general exposure associated with the acquisition of a subject property. Legislation and industry guidelines highly recommend and/or require a property purchaser or buyer to perform the necessary due diligence to prove they are not responsible or liable for recognized environmental conditions and adverse environmental quality or conditions associated with a subject property.
A complete Phase I ESA consists of three (3) main components: |

1. Visual Inspection |

- Thorough inspection of the subject property for recognized environmental
conditions, such as, but not limited to, hazardous materials and wastes, bulk storage tanks, contaminated materials, asbestos, and lead-based paint.
- Limited inspection of the adjacent and surrounding properties.
2. Records Review

- Review of readily available and reasonably ascertainable federal, state, and local records and other publicly and privately held documents concerning environmental issues.
- Review of past and present owners and operators of the subject property.
- Review of past and present operations and activities at the subject property.
3. Interviews

- Interview with key site personnel, such as, but not limited to, owner, operator, and/or maintenance staff, concerning the subject property and operations and activities at the subject property.
- Interview with past owners and operator of the subject property, where practical.
Professional personnel of our firm hold various college degrees and have post-graduate course work and training in environmental site assessment from Rutgers-The State University of New Jersey, American Society for Testing and Materials, and Environmental Assessment Association.
